A few days ago I\u00a0wrote an article on growth in our area. I received a very well thought-out response from Park City Planning Commissioner Steve Joyce. He was gracious enough to let me print it. I would encourage you to read it for an alternative perspective.<\/p>\n

I started reading your blog a month or so ago and have really enjoyed it, particularly with the school bond discussions.\u00a0 However, I think you may have done your readers a bit of a disservice in your recent entry about Growth. \u00a0\u00a0I have been on the Park City Planning Commission for about 18 months and that has really made it easier for me keep informed about all the development potential in town.\u00a0 Frankly, I find it scary.\u00a0 One of my fellow commissioners said it best when he offered \u201cThis could end up with traffic being as bad as Sundance week, every day of the year\u201d.<\/span><\/p>\n You pointed out that a\u00a0 lot of the development rights were vested decades ago, and still aren\u2019t built.\u00a0 That\u2019s true, but they are coming, and coming quickly.\u00a0 For infill projects, simply look around town. There is development going on everywhere and some of it is significant.\u00a0 The Stein Eriksen Residences were part of the decades old DV master plan, but now we have 14 large houses and 40 condominiums going in.\u00a0 City Council\u2019s density transfer negotiations with the Treasure project fell through, and it is back in the Planning Department.\u00a0 PCMR, before it sold, brought the first plans to develop the parking lots at the PCMR base.\u00a0 That included the Woodward School and a new Parking Deck.\u00a0 Vail has made it clear that we can expect plans from them sooner rather than later. \u00a0Deer Valley has shown their plans to start construction on 7 or 8 new lifts on the Jordanelle side, all to support the massive development getting ready to be done there. \u00a0\u00a0We have seen how Vail\u2019s talented development team can bring $50 million in upgrades in one summer.\u00a0 That same company has millions of vested square feet of development at mid-mountain at Canyons (or Park City Canyons Half or Park City Mountain Right Side?)<\/span>\u00a0<\/span><\/p>\n You said \u201cThe other issue is that most people\u00a0who cry\u00a0\u201cgrowth\u201d have\u00a0some vested interest in the idea of growth.\u201d\u00a0 I am certainly one who is crying \u201cgrowth\u201d and have nothing whatsoever to gain from it.\u00a0 I hope that our citizens realize that we are really running out of opportunities to purchase and protect open space.\u00a0 I believe that in the next 5 years, there won\u2019t be any significant chunks of land inside the city boundaries that won\u2019t be held by developers.\u00a0 Major traffic enhancements and changes often take years to get through funding cycles. You can\u2019t wait until everything has ground to a halt to start taking action.<\/span><\/p>\n Of course all these changes won\u2019t happen instantly, but I think they will come a lot bigger and faster than you implied in your blog entry.\u00a0 I would encourage Park City residents to get involved or stay involved in the discussions about housing, traffic, and growth.\u00a0<\/span><\/p>\n \u00a0<\/span>Thanks for your hard work.<\/span><\/p>\n \u00a0<\/span>Steve Joyce<\/span><\/p>\n","protected":false},"excerpt":{"rendered":" A few days ago I\u00a0wrote an article on growth in our area.
